Please note that for your safety and
peace of mind
- All of our managed properties are CORGI gas safety
certificated and inspected for electrical safety,
and furniture fire safety.
- Security deposits (bonds) are held in a designated
Client Account in accordance with current R.I.C.S.
(Royal Institute of Chartered Surveyors) Code of
Practice.
- We are members of the Tenancy Deposit Scheme which provides tenants with an independent route to dispute resolution.
- We are member of the National Association of Estate Agents and the Ombudsman Scheme.
Guide for Tenants
Finding a property
The first step is to contact us to provide brief details
about yourself and about the accommodation you require.
You can do this by 'phone, e-mail, fax or by calling
at our offices in the centre of Kibworth. We then search
our database for suitable properties for you to view.
If your needs are not urgent, we log your details and
can contact you as suitable properties become available.
It is wise to start looking about a month before you
wish to move.
We regret that we cannot assist housing benefit claimants.
Our tenancies are granted for a minimum term of 6 months.
Viewings
Viewings will be arranged at times to suit you
and you will invariably be accompanied by a member of
staff, who can give advice
and answer any questions you may have.
Reserving the property
Once you have decided on a property, you will need to
reserve it by completing an application form and returning
it to our offices, together with a cheque to cover
the referencing charges. We charge £49.50 plus vat for the first application and £29.50 plus vat for any subsequent applications. This charge covers
referencing costs and is non refundable. Please be assured that it is not our policy to
process
more than one application for a property at any one
time. The tenancy of the property is subject to satisfactory
references and is subject to contract.
References
You will be given an application form that asks for satisfactory
references to be given. The tenancy cannot proceed
without these references. These will be from your employer,
previous landlords and your bank. We will also require
a personal reference, and occasionally a guarantor.
A full credit check will be undertaken. We use the
services of an independent referencing company to obtain
and evaluate these references. Harcourt Estates Ltd
is registered with the data protection agency and information
obtained is held within the guidelines of the data
protection act.
Rents
Rents are most commonly quoted on a calendar month basis
and payable 1 month in advance. In most cases, the
tenant is also responsible for Council Tax, Water Rates,
Gas, Electricity, TV license and Telephone costs, unless
a specific agreement is made to the contrary. All rents
are payable
by bank standing order to our company bank account.
Deposit
A security deposit of a minimum of one month's rental
must be paid, and will be held either by ourselves
(where we are managing the property) in a secure client
account throughout the tenancy term. Where we are not
the managing agents, this deposit
is held by the landlord. The deposit (or bond) is held
to cover damage, breakages, and any other liabilities
under the terms of your tenancy agreement. Please note
that under no circumstances can the deposit be used
by the tenant to cover rent. Cost effective insurance
can be taken out to protect your security deposit -
ask for details.
Administration Charges / Agency Fees
This is payable following the referencing process and is £95.00 plus vat per tenant. This covers all administration fees and costs associated with the setting up of the tenancy agreement.

Local Information
South Leicestershire
The main A6 transport corridor between Leicester and
Market Harborough is one of the most sought after
residential areas in the county. From the fashionable
city suburbs of Stoneygate, Clarendon Park and Knighton to the rural
villages towards the Northamptonshire border, this
area has something for everyone.
There are mainline railway stations at Leicester
and Market Harborough, with direct trains to London
St Pancras (just over one hour by rail)
along with
an excellent motorway network, including the M1, M6, M69, M42 and A14
link.
In terms of recreational activities, there are many facilities within
easy reach, including sports and leisure centres in Oadby, Aylestone,
Enderby
and Market Harborough. For the less energetic, this area also offers
a huge selection
of superb country pubs and restaurants. There are theatres in Leicester
and Market Harborough and two multi-screen cinemas. Leicester City
F.C. and Leicester
Tigers R.F.C. both attract fixtures of the highest standard.
Shoppa-holics are well catered for and have a choice
between local facilities in areas such as Allandale Road,
Queens Road, Oadby, Kibworth or Market Harborough or
alternatively can travel a short distance for out of
town shopping at Fosse Park, or into Leicester City Centre
to The Shires shopping centre.
